Property Manager for an expanding institutional investor

As part of our client's expansion in service offering, they are looking for a Property Manager with responsibility for overseeing letting, administration, house-keeping and inspections of each property in their assigned portfolio.

They will be responsible for carrying out tasks in accordance with statutory requirements, processes and timeframes in accordance with best practice.

The position is an excellent opportunity to progress your career in Property Management.

Our client is a medium sized operation in the expanding institutional private rental sector with a strong ambition to grow the business. The successful applicant will work on a mixed and varied portfolio which is distributed country-wide. After an initial induction period, the successful candidate will be responsible for the day to day property management and administration associated with these residential properties

Key Duties and responsibilities include:

  • Market and let vacant properties country-wide
  • Conduct property showings and move-in/move-out inspections
  • Supervise vacant unit-turnarounds and ensure completed on time and within budget
  • Underwrite tenancy applications according to Company policy
  • Lease administration including lease preparation and other associated documentation
  • Maintain an accurate account of unit availability and of all tenant prospects
  • Ensure new tenants are correctly entered into the system with respect to their lease dates, rent payments
  • Liaise with contractors and outside service providers
  • Dealing with utility transfers
  • RTB registrations, queries and disputes
  • Carry out annual property inspections
  • Follow authorisation procedures and administration for Purchase Orders
  • Ensure that all policies and procedures are followed
  • Liaise with contractors and outside service providers

The ideal candidate:

  • Currently, possess PSRA licence (C & D), or have qualifications to secure a PRSA licence
  • 2-3 years' experience working in a similar role in property management
  • Outstanding customer relations skills
  • Full clean driver's license
  • Flexible working hours 

The successful candidate will be goal orientated, flexible, enthusiastic and extremely well organised and should enjoy working within a challenging and busy work environment

  • Candidate must have fluent English
  • Strong interpersonal and communication skills (written and verbal)
  • Pro-active, self-starting ability to work on own initiative and within a team environment
  • Proven track record of organisational skills and attention to detail
  • Must possess a dynamic approach to achieving continuous improvement
  • Excellent problem solving and time management skills
  • Proficiency in MS Excel, Word and Outlook
  • Self-motivated and be a strong team player
